A flat roof and a metal roof, reviewed separately

The property splits into a 24,536-square-foot flat TPO section and a 40,531-square-foot sloped metal section. Treating them as one blended roof condition would have hidden two very different findings, so the review kept them separate from the walkover through the recommendation.

TPO section: widespread delamination, not a spot repair

The flat roof showed delamination across the membrane field, multiple roof layers stacked beneath the current surface, and blistering consistent with moisture trapped between those layers. That combination is why the finding was a full tear-off rather than another round of patching — patching a membrane that is separating across its whole field, over several existing layers, does not hold.

Metal roof: one valley detail, repeated wrong

The sloped metal roof's issue was narrower but more consistent: nearly every valley checked showed the same installation deficiency, compromising the waterproofing at the point where two roof slopes meet. A single bad valley is a repair. A valley detail installed the same way, incorrectly, across most of the roof is a pattern that calls for replacing the affected sections with the detail corrected.
